Consultation

No matter what the market is like - whether it's favoring sellers or buyers - it's important to meet with multiple realtors, and truly find your best fit! We will come to your home, meet you in a coffee shop, or even just chat with you on the phone or via video call, to answer your most important questions, walk you through our process, and take the time to get to know one another. This allows you to make an educated choice in who you hire, as well as provides us a solid foundation from which we can start the selling process!

Preparation

When you're ready, we will come to your home or other potential listing, and walk through it with you. We will look at any improvements you've made, any possible repairs that are still needed, the appearance and presentation of the property, curb appeal, the neighborhood, and more.

We will take all of this information, then prepare a Competitive Market Analysis (CMA) for you. This will include all of the features we noted, neighborhood information, other current/recent listings that are similar to yours, and any additional updates, refreshes, or repairs we may find beneficial, in order to give us the most accurate price range in which to list your home.

If you choose to take on any additional updates/repairs prior to listing, we can also walk you through those. We are a unique real estate team that specializes in working with owners to update, upgrade, style and stage your home to best position it for sale. We pay for updates, upgrades and/or repairs to be done on your home, spending as little as possible to get the biggest return possible, then reimbursing the cost at closing. There isn't a fee for doing this, and Tina does much of the work herself! We then decorate and stage your home (Tina owns a staging company), get the home 100% ready, get professional photography, videography and aerial photography done and aggressively market the home for a quick sale at the best possible price.

Navigation

We help you navigate the home-selling process. There are a lot of moving parts, and things can get tricky. So we're here to steer you right!

In addition to the pre-listing process, once your home is on the market, we set up showing availability to match your needs, keep you up to date on current market activity and feedback from agents/potential buyers.

Once you receive an offer(s), we walk you through the pros and cons of each, based on your goals, and answer any questions you have. Once you've accepted/selected an offer, we track deadlines and contingencies, ensure that all contractual obligations are met, help you negotiate any contingencies including home inspection repair requests, and work with the buyers' agent, lenders, and escrow, to make sure all requirements are completed, all paperwork is in, and we remain on track to close on time.

Once your home has sold, we celebrate! Congratulations - you did it! Selling a home can be stressful, but we are here to make sure it goes as smoothly as possible, with as little anxiety as possible. With us, you know that there is always someone in your corner, working to make sure that your needs are being met.

The sale of your home does not mean that we stop working for you! We will always be a part of your network, and are happy to help you in the future.
